Welcome to Marsharitaville! This beautiful 6 bedroom, 3.5 bath elevated ranch home was designed and built for large groups of family, friends and parrot heads to drop their anchor for a while. It’s located on a beautiful ½ acre, private wooded lot that backs up to a salt marsh that's home to a variety of wildlife.
The floor plan was efficiently designed to maximize the number of private bedrooms. All bedrooms are on the front of the house, and all living space is on the back. There is approximately 2100 square feet of conditioned space, and a little under 2700 square feet under roof. Additionally, there is another 410 square feet of wrap around deck.
As you enter the front door, you’ll walk down the entry hallway, where it T’s with the bedroom access hallway. The master and 2 guest bedrooms are to the right. 3 more guest rooms are to the left.
The master has a private bath with tile shower and frameless glass. It contains a King-sized bed, owner’s closet, guest closet, linen closet and French doors that open to the screened-in porch. The two guest baths on the right contain queen beds and share a Jack and Jill bath with a tile shower with frameless glass. To the left are the additional 3 guest rooms. 2 rooms contain queen beds and the third contains a full over twin over twin triple bunk bed. These bedrooms share a hallway bath with a tub/shower combo. All bedrooms have smart TV’s. All ceilings are a minimum of 10’ high. All bath cabinets are white with gray toned granite countertops.
As you proceed from the “T” towards the living space in the rear of the home, a powder room will be on your right, and the laundry is on your left. Just past these rooms, you’ll find an open concept kitchen/living room with windows along the entire back wall.
The kitchen is on your left and has a 9’ long island with cabinets along the entire back side. It is very well equipped with plenty of plates, glassware and utensils for large groups. Additionally, it contains a Keurig coffee machine, gas range, drawer microwave, and large pantry cabinet on the right. There is plenty of space for guests to store their groceries. All cabinets are white with gray toned granite countertops.
The eat in portion of the kitchen has a giant table (it’s really 2 tables) with seating for up to 14. Table leaf’s can be added or removed as needed. The living room contains a large leather sectional and a large smart TV. Ceilings in the kitchen/living room range from 10’ to 22’ high.
Directly in the middle of the open concept kitchen/living room are French doors that open to the screened in porch. As you enter the screened in porch, you’ll notice counter-height seating for up to 12 guests with a built-in bar top that overlooks the rear of the property. Also contained in this area is a 9’ shuffleboard table.
To your right, the screened in porch opens to a large screened-in outdoor living space with an outdoor sectional, chair, and outdoor smart TV. On the opposite end of the screened in porch, is a screen door that takes you to a wrap-around deck with dual staircases to the front and rear of the house. The front staircase terminates very close to the fully enclosed outdoor shower. The rear staircase terminates close to the “grilling zone” where a large Weber gas grill, Weber vertical smoker, and Weber charcoal kettle grill are located.
There’s more than enough parking on site for you and your guests.

If you’ve never been to Fripp, the main mode of transportation on the island is by golf cart. The closest beach access is 3 minutes away by golf cart, and 21 beach access points are within 6 minutes. The Audubon Nature Trail is a 2-minute walk from Marsharitaville. Ocean Point Golf Course, Ocean Point Grill, and the Ocean Point Pool are all within 5 minutes by golf cart. “Downtown Fripp” is 6 minutes away where you’ll find the adult pool and bar, family pool, food court, tennis, and The Fripp Ship.
